MCDC is a HUD-approved Housing Counseling Agency working to get Midlanders “Mortgage-Ready.” Our HUD-Certified Housing Counselor (Home Pre-Purchase Consultant) works one-on-one with prospective homebuyers to determine their eligibility for programs and resources to help them achieve homeownership. As we work with you to purchase your first home, we want to equip you with the knowledge and resources to streamline the process and ensure you’re confident in your purchase, whether you purchase a home from our sister company, Midland Community Housing Development Organization, or one from another builder or seller. Our pre-purchase consultation services cover a variety of topics including:

  • The home buying process (completing paperwork, financing options, meeting lenders)
  • Credit counseling for credit repair or credit building
  • How to obtain insurance
  • The availability of down payment assistance programs

In the event you need additional support and counseling to achieve homeownership, MCDC offers an incubation program. The incubation program is tailored to meet the needs of each client.

Required Documents for Application Processing

Once you submit your application, we will reach out to request copies of documentation that verify your eligibility. These documents are mandatory if applicable to your household.

Drivers License or ID (for all household members over age 18)

Social Security Cards (for ALL household members)

Household Income

  • Copies of the six most recent paystubs (for all working household members)
  • Copies of tax returns for the past two years (for all working household members)
  • Copies of W-2 forms for the past two years (for all working household member)

Additional Income (if you are self-employed or receive commission or bonus, interest or dividends, or rental income)

  • Tax returns for the last two years PLUS year-to-date Profit and Loss statement. (Please provide complete tax return including attached schedules and statements. If you have filed an extension, please supply a copy of the extension.)
  • K-1s for all partnerships and S-Corporations for the last two years (please double-check your return. Most K-1s are not attached to the 1040.)
  • Completed and signed Federal Partnership (1065) and/or Corporate Income Tax Returns (1120) including all schedules, statements and addenda for the last two years. (Required only if your ownership position is greater than 25%)

Alimony or Child Support

Divorce decree/court order stating amount, as well as, child support income verification letter from Office of the Attorney General. (If you have online access to your case, you can log-in to request and print out your child support income verification letter.)

Benefits (Social Security, Disability, VA benefits, Unemployment, etc.)

Award letter from the agency or organization

Source of Funds and Down Payment

  • Copies of the three most recent bank statements for all checking and savings accounts, and money market funds
  • Copy of most recent statement for any retirement accounts
  • Gift - if part of your cash to close is a gift, provide Gift Affidavit and proof or receipt of funds
